Contracts

All parcels of property are being sold on a Land Sales Contract. The actual title to each property will be conveyed only after the property has been paid for in full. This method of business insures the customers are able to own land at very low prices and still being able to enjoy their newly acquired land. However, we are flexible with the types of deeds we can provide if it is necessary. Please contact us for further information.

Documentation & Deed fees

We charge a flat $75 fee for all documentation, this is part of the $199 that we charge for clossing costs. This includes processing the deed, contract and other supporting documents but it does not include the recording fee that is charged by the county.

Returns

We understand that for whatever reason, sometimes things don't work out. Fortunately, "1, 2, 3 No Changies" is not our return policy. We're more than happy to replace your item, exchange it for another one, or refund your purchase within 7 days of purchase.

Shipping Methods

If you select "standard" shipping for your documentation, items should be received within 5-7 business days. "Express" delivery orders will be processed the next business day after receiving your order and should be received in 2 or 3 working days. "Next Day Air" orders placed by noon CST will be delivered by the end of the following business day. This service is available to most destinations.
